SURVEYING SERVICES
CadCon Surveying and Town Planning is a company of Sunshine Coast surveyors and town planners that provide town planning and surveying expertise and services in line with the international definition of the functions of a surveyor and the professional skills of qualified Town Planners.
CadCon provides a range of surveying services including Detail Surveys, Boundary Identification Surveys, Subdivision Surveys, Building Format Plans, Slope Analysis, Mapping Surveys, Earthworths & Voluments, Construction & As-Constructed Surveys and Reports and Road Surveys.

Boundary Identification Survey (IS)
Conducted to establish or reinstate part or all of any existing property boundaries. This may be required for a number of reasons (e.g. to build a fence or to settle a boundary- fencing dispute with a neighbour).

Construction Surveys
Construction surveys for set out of building and engineering purposes. Construction surveys form part of Form 12 – Certification purposes post-construction.
Contour & Detail Survey
Required for building design purposes. The survey data & compiled plan does not define the boundaries, but provides the location and height elevations of a property’s existing site features relative to the title boundaries.
As-Constructed Surveys
As-constructed surveys can assist professionals in the AEC industry by locating existing components and features of buildings and other structures for data records and reports before, during and after construction
Building Certification (Form 12) Surveys
When is this certificate needed? (section 10 of the Building Act 1975 (Building Act) and sections 74 and 75 of Building Regulation 2021 (BR 2021)). When performing a building certification function, a building certifier may accept and rely on an aspect inspection certificate from an appointed competent person to satisfy themselves that an aspect of work has been completed and complies with the building development approval.

Subdivision Surveys
The identification and creation of new property boundaries when a larger property is divided into a number of smaller lots, including when buildings are subdivided for sale or lease of individual units.

Easement survey
Easement surveys are prepared between parties to allow the use of part of an allotment. There are different types of easement surveys including service, right of way, access.

Civil Surveys
Civil surveys include building pad preparations, roadworks, earthworks & excavations, volumes (stockpiles), carparks, and stormwater, sewer services for example.
BUILDING SURVEYS
Building format plan (BFP)
A plan of survey that defines land using the structural elements of a building. Lots generally are defined by floors, walls and ceilings. Often referred to in other jurisdictions as a strata plan.

Building unit plan (BUP)
Building unit plans (BUPs) and group title plans (GTPs), are plan types that existed under the Building Units and Group Titles Act 1980, which has been superseded by the Body Corporate and Community Management Act 1997. Both plan types are characterised by collectively administered subdivisions. The collective administration was managed by a body corporate.
